On today’s menu pretend that you are speaking with a first time homebuyer who has never heard of home owners insurance.  Pretty easy, simply describe the what and why. Below is another example outline to get your mind going.

Sample Outline

1.  Introduce Homeowners Insurance.

a.  What it is.

b.  Why it’s beneficial. Does a first time home buyer need insurance? Why?

2.  Types of Homeowners Insurance.

a.  Explain what kind of insurance you could/should purchase. (Basic, broad, or whatever you decide).

b.  You can weigh the pros and cons or suggestions.

c.  Maybe review or suggest a couple of companies that provide insurance.

3.  Summary

a.  Explain again how homeowners insurance can be beneficial.

Many home owners do not know if or when their home (or neighbors home) is overpriced.  Write a blog post educating homeowners on how to spot an overpriced home.

Start off explaining the consequences of overpricing a home.  Mention what “chasing the market” means and how properly pricing will net them more than if they overprice, etc.  Below is an example outline for you to follow and to get your brain going.

Sample Outline

1.  Intro To Overpricing A Listing

a.  Explain what overpricing is (a no-brainer, I know).

b.  Explain the concept of “Chasing the market” and how it’s negative consequences.

2. Negative Affects Of Overpriced Homes

a.  Agents/Buyers will ingore them (it may out of the price range they are searching in).

b.  Overprice home will make other, properly priced, homes look like a deal.

3.  Tips On Spotting An Overpriced Listing

a.  How do I know If my home is overpriced?  Provide them with tips on what they can do (e.g. comps/recent solds/number of homes on the market) to analyze whether their home is listed too high.

b.  Where can they obtain information about other comparable properties. Real estate agent? Any websites provide accurate information?

4.  Conclusion

a.  Summarize the importance of properly pricing a home.  The benefits and advantages.

Staging A Home? To Do Or Not To Do?

I dedicate this song to all you listing agents out there.  In this market home sellers want to get their home sold right? OK, then introduce or inform them about staging their home.

First start off, begin by explaining the concept of staging a home.  What’s it good for? The benefits? Who should stage their home, does it work, and how do I know if my home needs to be staged are all things you should include. Are there companies out there? How much does it cost? Is it worth it? Maybe you can provide a checklist or some suggestions based off of your personal experience. Below is a sample outline to get your thoughtsicles going.

Sample Outline:

1.  Intro to Home Staging.

  • a.  What is it and how can it help or benefit the home seller?
  • b.  When should they consider staging a home?

2.  Tips for the Home Seller

  • a.  When should a home seller consider staging their home? Answer this question, how do I know if my home needs to be staged?
  • b.  If they are doing it themselves, what are some things they can do to spruce up and make their home more appealing?
  • c.  Home staging companies.  How much do they usually cost? Can they do it themselves?

3.  Summarize

  • a.  Remind them what home staging is good for, who should consider it, and let them know this isn’t a “must-do” for a home seller.
  • b.  If you have a checklist in mind include it.

Well this should be enough to get you going.  Add to it as much as you’d like and you’ll be good to go.

Today’s Topic – The Benefits Of Pre-Qualifying For A Loan

Time for another dose of Topic Tuesday – *cheers, applause*.  Today you can write about the benefits of having your buyer or a buyer pre-qualify for a loan.

First begin by with the basics.  Explain what a pre-qualification is, the benefits of getting pre-qualified.  What are some things that a buyer should know when getting one?  Answer the question, when should I get pre-qualified for a loan?  Is there an expiration on them?  How long do they take to process? Who do I need to contact?  What information will I have to provide and why?  Should I look at properties and then see what I qualify for?

An Example Outline

1.  Intro to a pre-qualification loan

  • a.  What is it?
  • b.  Why should I care about it? How does it benefit me?
  • c.   When should I look into getting a pre-qual?

2.  Tips A Buyer Should Know

  • a.  What information will I need to provide? Why?
  • b.   How long will my pre-qualification take?
  • c.   Who do I contact?

3.  Wrap it up

  • a.  Summarize what the benefits are of a pre-qual and how it can help in this market.

This example guideline should get your thoughts flaring.  The main thing to remember is to write or record your answer as if you were speaking with a person face to face.
