I just read an email from a client that told me how he got a great response (he got an appointment) from an email message I wrote for him for a buyer lead who emailed the following message to one of the properties he came across on his IDX system:

“I’m interested in this property on [I took out the address] but I don’t think the price is realistic….”

That was it. No signature, no other comments….just that! (Like many buyers do online)

Update 9/24/2010: As noted by Chris of TechSavvyAgent the word MLS shouldn’t be used since it is an industry term buyers won’t understand. So I changed it to ‘our region’s Property Listing Database’ to still reflect the fact that the buyer is signed up to All Access listing updates

Here is the first email that you should send you buyer leads when they sign up for listings on your website. Usually this means they have signed up on your IDX system and will begin receiving new listing alerts or some kind of automated updates from you.

(Subject Line) Hello

Hi,

Thanks for signing up to our new listing email updates at ‘YOURSITE.COM’. The information that you requested will be sent to you every 24 hours as our region’s Property Listing Database is updated.

In the meantime, I realize that you are currently in the information gathering stage and may not be ready to “open up” about who you are or what your needs are at this time. Be assured this is perfectly okay, and that my staff and I will completely respect your online privacy.

Also, keep in mind that my ability to help you is dependent upon understanding your particular needs and wants with respect to finding a home. So when you are ready to explore your real estate needs further, I will be happy to assist you.

Have a great day, and I look forward to hearing from you.

Best regards,

In this video I show you how to get your email leads to actually respond back to you when they contact you on a listing or anything.

Too many agents don’t capitalize on their lead conversion and the most common place this lack of conversion happens is in the way email communication occurs. Check out this video to see what you may be doing wrong and how to fix it.
